Strata work lives or dies on documentation. A committee approves a spend, and eighteen months later somebody wants to know exactly what was done, when, and whether it fixed the thing it was supposed to fix. If the answer is a one-line invoice, that's a difficult meeting.

We work from the defect schedule or maintenance report you already have. Each item gets scoped and priced individually, closed out, and photographed. What comes back is structured against your original list — a document you can attach to the file, circulate to the committee, or table at the AGM without rewriting a word of it.

Can you report in our format?

Yes. Send us the schedule or template you use and we report back in it, so nothing needs re-entering and the committee sees a familiar document.

Do you handle items requiring a licensed trade?

We identify them clearly at scope stage. Electrical, plumbing, gas, waterproofing and structural work go to appropriately licensed trades — we'll either coordinate that or hand the item back to you. We don't take work we shouldn't be doing.

Are you insured for common-area work?

We hold public liability insurance and are ABN registered. Certificates are available for your contractor register on request.

Can you quote for a whole building's minor works at once?

That's usually the most economical way to do it. Batching minor items into a single mobilisation is materially cheaper than separate call-outs, and it means the list actually closes.

Do you provide documentation suitable for an AGM?

Yes — a completion report structured against the original defect list, with dated before-and-after photographs for each item. It's designed to be circulated without editing.
