Can you work directly with my property manager?

Yes, and often that's simplest. We can deal with your agent for access and scheduling while reporting to you, or work entirely through them — your call.

What if I'm not local?

A lot of our landlord clients aren't. That's exactly why every job comes back photographed — you can see the work rather than take a description on trust.

Is it worth doing presentation work before re-letting?

Usually, but not always, and we'll tell you when it isn't. Presentation work makes sense when it shortens vacancy or lifts the achievable rent by more than it costs. If it won't, we'll say so.

Do you provide invoices suitable for tax records?

Yes — itemised invoices with the work described line by line, which makes the repairs-versus-capital-improvement distinction easier for your accountant to apply. We're not tax advisers, so check the treatment with them.
