We take sloped and difficult blocks that some contractors won't, and acreage across the semi-rural suburbs out past Luddenham and Kemps Creek. If the site is awkward, say so when you ring. That's usually the reason you're ringing.

What a visit actually covers
There's a fair bit of variation in what a mow means depending who's doing it, so here's ours.
- Mow, at a height suited to the grass type and the season rather than as low as the machine goes
- Edges cut along all paths, driveways, garden beds and fence lines
- Whipper snip around trees, posts, taps, meter boxes, air conditioners and anything else the mower can't reach
- Hard surfaces blown clean, including the gutter out front
- Clippings collected and removed, or mulched back in on a large block if that's what you'd prefer
- Gates left as we found them and anything unusual reported — a broken sprinkler, a dead patch spreading, a fence panel down
Cutting height and why it matters
The quickest way to wreck a lawn is to cut it too short, which is what happens when a contractor is being paid per visit and wants fewer of them. Scalping a lawn stresses the plant, exposes soil to sun, and hands the space straight to weeds.
The general rule is not to take more than a third of the leaf in one cut. Buffalo, which is most of what's growing across Glenmore Park, St Clair and the newer estates, wants to stay reasonably long and hates being cut low. Couch and kikuyu tolerate a shorter cut. Through summer we'll often lift the height rather than drop it, because longer leaf shades the soil and holds moisture.
If a lawn has been let go and is well overgrown, it comes down over two cuts rather than one. Taking a foot of growth off in a single pass leaves you with a paddock of yellow stalks, and it looks worse for a month than it did before we arrived.
Rentals, strata and absent owners
Most of our scheduled work is properties where the person paying isn't the person looking at the lawn.
For property managers, a fixed cycle means one less thing generating phone calls, and we invoice monthly rather than per visit so it's not a stack of small invoices to process. We send a photo through on completion where you want one, which settles the occasional "was it actually done" question without anyone driving out.
For strata, common area mowing gets scheduled around resident parking and bin days, and we work with whatever access arrangement is already in place. Where a lawn on common property is failing rather than just long, we'll tell you why — usually shade, compaction or drainage — rather than mowing it fortnightly forever.
For tenanted properties, we work around the tenant. If there's a dog we'll ring ahead, and if the yard's full of belongings we'll do what we can reach and let you know what we couldn't.
Awkward blocks
A lot of properties around here aren't a flat rectangle, and some contractors quietly decline them.
Slopes — the escarpment suburbs, Leonay, Emu Heights, Blaxland and Glenbrook have plenty of blocks that fall away steeply. These get done with the right machine and the right approach, not a ride-on that shouldn't be on a slope.
Acreage — out through Luddenham, Kemps Creek, Badgerys Creek and Orchard Hills. Priced by area and access rather than by the hour, and usually on a longer cycle through winter and a shorter one through the growing season.
Overgrown and neglected — a property that hasn't been cut in six months is a different job to a mow, and it gets quoted as one. Often it's a brushcutter job first, then a mow once there's something to mow, then green waste removal.

Common questions
How often should it be mowed?
Through spring and summer most lawns around here want it fortnightly, and a fast-growing kikuyu lawn with irrigation on it can want weekly. Through winter, monthly is usually plenty. We'll suggest a cycle after the first cut rather than locking you into something that doesn't suit the lawn.
Do I need to be home?
No, as long as we can get in. Most of our regular properties we've got side gate access to and the owner's never there. If a gate's locked, tell us where the key lives or leave it unlocked on the day.
What if it rains on my scheduled day?
We push it to the next available day rather than cutting a saturated lawn, because a mower on wet grass rips it and leaves ruts. You'll get a message rather than being left wondering.
Can you do a one-off before an open home?
Yes, and it's worth timing it properly. Two or three days before the photos or the open home is the sweet spot — long enough for the cut lines to settle, not long enough for it to grow back.
Do you take the clippings?
Included as standard. On larger blocks we'll sometimes suggest mulching back in instead, which is better for the lawn and cheaper for you, but that's your call.
