Pressure washing a driveway makes it look new. Sealing it is what keeps it that way. Without a sealer, bare concrete goes straight back to holding dirt, oil and mould — often within a season — which is why people end up paying for the same clean every year.
We clean the surface back first, let it dry properly, then apply a sealer suited to the substrate. For driveways and paths that are stained past cleaning, or where the concrete is sound but has aged badly, a driveway paint gives an even finish that hides what a wash can't lift. Both options protect the surface against oil, moisture and UV, and both make the next clean far easier.
Worth knowing what this isn't: sealing won't fix cracking, movement or spalling — where a slab has structural problems we'll say so rather than seal over them. And the preparation and drying time is not optional. A sealer applied over a damp or dirty surface lifts and peels, which looks worse than never having done it.

Seal, paint, or leave it
Three different jobs and people often ask for the wrong one, so here's how to tell them apart.
Clean and seal suits concrete that's in reasonable condition and comes up evenly after a wash. A clear or slightly tinted sealer soaks in or sits on top, keeps oil and moisture out of the pores, and holds the colour. The driveway still looks like concrete, just a better version of it.
Clean and paint suits concrete that won't come back to an even finish — deep oil shadows, rust, patchy old sealer, or a slab that's been repaired in sections and is three different colours. A driveway coating gives one consistent colour over the lot, then gets sealed on top. It's more work, it costs more, and it's the only thing that fixes appearance rather than just protecting it.
Leave it is sometimes the right answer, and we'd rather say so. A slab with active cracking, movement, or spalling where the surface is flaking off has a problem underneath that a coating won't fix and will actually hide until it's worse. Sealing over a failing slab wastes your money twice.
Why the prep takes longer than the sealing
Most sealer failures are prep failures, and they show up as peeling, flaking, cloudiness or a milky white haze a few months later.
The surface has to be cleaned back properly first, which means degreasing oil rather than washing over it. Then it has to dry — dry, right through, which after a pressure wash means at least 24 to 48 hours depending on the weather and how much sun the driveway gets. Concrete holds a lot of water and it comes out slowly.
Sealer applied over a damp slab traps that moisture underneath, and it goes cloudy or lifts. Sealer applied over oil or dirt has nothing to bond to and peels in sheets. Both look considerably worse than never having sealed it, and stripping a failed sealer costs more than the original job.
Sealing is scheduled after the surface has dried sufficiently for the selected product. Weather and surface condition affect that timing.
New concrete
If you've just had a slab poured, don't seal it straight away. Fresh concrete needs to cure and release its moisture, which is generally around 28 days, and sealing before that traps water in the slab.
The upside of sealing new concrete is that it never has the chance to stain in the first place, so the finish stays even and there's no oil shadow to deal with later. If you're getting a driveway poured, put the sealing in the plan for a month afterwards rather than deciding once it's already marked.
Where else it's worth doing
- Driveways and crossovers — the obvious one, and where oil does the most damage
- Paths and entries — the surfaces that shape a first impression at a listing
- Patios and alfresco areas — sealing makes food and drink spills wipe up instead of soak in
- Garage floors — a coated garage floor is enormously easier to keep clean and doesn't hold oil
- Pool surrounds — with an anti-slip additive, which we'd insist on rather than offer
- Strata common areas and car parks — where the maintenance saving over a few years is the argument for it
On anything that gets wet or sits on a slope, we add a non-slip additive. Sealed concrete without it can be dangerous in the rain, and it's not the sort of thing you want to discover after the fact.

Common questions
How long does a seal last?
It depends on the sealer, the traffic and the exposure, and anyone quoting you an exact number without seeing the driveway is guessing. What's reliable is the direction: a sealed driveway holds its finish substantially longer than bare concrete and the next clean is far easier. We'll give you a realistic expectation for your surface.
Can you seal a driveway that's stained or discoloured?
Cleaning lifts a lot but not everything — deep oil and old rust often stay. Where a wash won't get it back to an even finish, driveway painting gives a consistent colour and then gets sealed over. We'll tell you which one your driveway actually needs after we've cleaned a test area.
Will sealing fix cracks?
No, and we won't seal over a problem and let you find out later. Sealing is a surface treatment. Where there's cracking, movement or spalling, that's a concrete repair question and we'll be straight with you about it before quoting.
