The long tail of small faults that builds up in every property. Fence panels, gate latches, door and window hardware, patching, fixtures. Individually none of them justify getting someone out. Collectively they're the reason a property feels neglected and the reason a tenant lodges four separate requests in a month.
So we batch them. Send the list, we price the whole thing, and it gets fixed in one visit rather than one call-out per item. For managed properties this is usually the biggest single saving we offer anyone, because a tradesman's first hour on site costs the same whether he fixes one thing or nine.
Write the list as you think of it. It doesn't need to be tidy and it doesn't need photos, though photos help us price it without a site visit.

The economics of small repairs are simple and most people pay for them backwards.
Every job has a fixed cost before anyone touches a tool. Travel, parking, unloading, working out what's actually wrong, then loading up and leaving. That cost is the same for a five-minute job as a five-hour one. Nine separate visits for nine small items means paying that nine times.
One visit with a list means paying it once. It also means one invoice instead of nine, one lot of approvals, and one lot of access arrangements with a tenant. For a managed property, the admin saving is often worth as much as the money.
The practical version: keep a running list, and unless something is urgent or a safety issue, let it build to four or five items before you ring. We'll tell you if something on it shouldn't wait.
There's no handyman licence in NSW, which means the boundaries are set by the licensed trades rather than by us, and we stay well inside them.
Electrical goes to a licensed electrician. That includes replacing a light fitting, a power point, a fan or a hardwired smoke alarm. We can mount a bracket and we can tell you what's needed, but we don't touch wiring.
Plumbing goes to a licensed plumber for anything beyond a tap washer or a shower head — no pipework, no cistern internals, no hot water units, no drainage.
Gas is a licensed trade full stop.
Structural work, anything load-bearing, and anything requiring building certification goes to a builder.
Asbestos — in a lot of pre-1990 properties it's in the eaves, the bathroom sheeting, or under the vinyl. Anything that would disturb it goes to a licensed removalist, and we'll flag it rather than drill into it and hope.
We'll organise the right trade or hand the item back to you, whichever you'd rather. What we won't do is quote for it as if we're allowed to do it.
There's a minimum call-out, which is why batching pays. One tiny item on its own is rarely good value for you and we'll say so rather than take the booking. Four or five items and the economics work strongly in your favour.
Usually. A clear photo of each item plus a wide shot of the room and we can price most things within a fair range. Anything where the cause isn't visible we'll flag as needing a look before we commit to a number.
Yes, for anything standard. Where an item needs a specific part, a colour match or something that has to be ordered, we'll sort it and tell you if it adds a wait.
All the time. We'll ring ahead, give a window rather than a vague day, and work around them. If access falls through on the day we'll tell you rather than quietly rescheduling.
We stop and ring before spending your money. You get a photo of what we've found and a number for that item, and you decide whether it goes ahead. Nobody likes a variation, but everyone prefers it to a surprise on the invoice.
